Our Home Addition Process: Step-by-Step

During this meeting, we will discuss your project needs and goals, determine the project budget range, timeline, and review our Design Process including steps for engineering and architecture. We will meet at your home to discuss your new construction goals. To take the next step to get a proposed design concept, a Design Contract would be signed with a deposit of a minimum of $5,000 to cover the cost of developing engineering and architectural reports in addition to all designs and drawings.

When the Design, Engineering, and Architectural Contract is signed, we will return to laser measure the space, take pictures of the existing conditions, and take any additional notes needed to start designing and developing reports. Our focus is to create a design within the budget that was agreed upon within the Design Contract.

Here comes the exciting part. Within as little as 4 weeks, we’ll have an in-person meeting to share your new addition / custom new construction design! At this appointment, we’ll review the concept in size and scope. You’ll see realistic 3D visuals of the space from different perspectives. We’ll send you home with hard copies as well as digital copies of the plans – including the existing space, a new dimensioned floor plan, and 2-4 renderings. At this time we’ll also go over a detailed estimate outlining the labor and materials needed to bring the vision to life.

After the Design Reveal, you’ll have the opportunity to sign for the project. At the time of signing, we’ll require a downpayment to secure your project dates and begin Material Selection.

Before we can give the go-ahead for construction, we’ll finalize the design aspect of the project. With the help of a personalized Lookbook and our material library, you’ll choose finishes such as tile, faucets, and cabinets. This will also help us complete your construction documents so that we can ensure all the parts and pieces fit together.

After the permits are pulled, materials are chosen, and the construction documents are completed, we’ll perform a Pre-Project Walkthrough with any subcontractors for your project. JJB performs much of the trade work in-house, but for trades like plumbing and electrical, we walk the space with your plans in hand to make sure all the experts get eyes on the scope.

Your dedicated Project Manager and Lead Carpenter take over your project from here — our team performs a seamless handoff with construction documents, materials, and subcontractors in tow so that the project is as least disruptive as possible. At this point, we’ll provide you with a “Milestone Calendar” which will guide you through the stages of your project, with completion deadlines and a payment schedule. We complete your project as quickly and efficiently as possible – saving you time, money, and headaches.

Building a second story is often 15-25% less expensive than building out because you’re using the existing foundation. However, your home’s structure must be able to support the additional weight—something we assess during your free consultation.

Most home additions take 12–15 weeks from the start of construction to completion. Smaller or single-room additions tend to land toward the shorter end of that range, while second-story additions and larger builds run longer. Once we understand your project’s scope, we’ll provide a detailed week-by-week timeline.

Yes, in most cases (varies by project). We use dust containment systems, maintain separate work zones, and schedule disruptive phases strategically so you can stay comfortable at home.
Most single-story homes can support a second story, but it depends on foundation strength and existing wall framing. We provide a structural assessment during your consultation to determine feasibility.
Most family room additions are 300-500 square feet (roughly 15×20 to 20×25), providing comfortable seating for 6-8 people plus entertainment equipment without feeling oversized.
Yes. All additions require building permits, and many require zoning approval. JJB manages the entire permitting process—you don’t deal with inspectors or city offices.
Primary suite additions, functional kitchen expansions, and additional bathrooms typically return 60-80% of investment. In Metro Milwaukee’s competitive market, guest suites and home offices are increasingly valuable.
Foundation and structural work typically account for 30-40% of costs. HVAC, electrical, and plumbing extensions add another 15-20%. Proper upfront planning prevents costly surprises during construction.
