Client Request and Outcome:


This Riverwest family wanted to transform their backyard by removing two old small rear decks and creating a double deck, the lower of which could be enjoyed year-round. Eventually, the homeowners want the option to change the locations of their rear entry doors and fully enclose both the upper and lower deck for bug protection.


We were able to provide an excellent solution that allowed the homeowners to get a better flow and feel to their backyard. We designed and installed a double deck with a rubber membrane underneath the upper decking, this EPDM rubber membrane creates a dry lower deck during inclement weather, allowing the homeowners to enjoy the outdoors rain or shine. The partially opened stairs allow their furry friends to take full advantage of the yard, serving as a diving board into their backyard. The length and width of the deck will allow them to place new exterior doors wherever they wish in the future. Lastly, the homeowners have the best of both worlds: modern durability with a natural look, as they chose low-maintenance composite decking with modern horizontal cedar railings. Cedar is resistant to rot, which makes it a great choice for outdoor building. The new double deck compliments their bungalow perfectly, keeping it cozy while updating the overall look.

Preparing construction documents such as CAD and Engineering usually takes a few days. Permitting, however, can vary between 3 days to 1 month depending upon the municipality and complexity of the project.

Demo, site prep, and substructure: 1 week

Decking, Railings, finishing touches: 1 week

Skiting and soffits are great additions to a project like this to add some refined “finishing touches.” Soffiting will enclose the ceiling joists, and skirting will hide the deck's substructure. Upgrading your deck build with these items will add 1-3 days to a project of this size.
