JJB Home Process Agreement

Process Agreement

JJB Home is dedicated to giving you the best possible experience for planning your next home project. To accomplish this goal, we have outlined our process so that you will know what to expect and when to expect it

During this meeting, we will discuss your project needs and goals, determine the project budget range, timeline, and review our Design Process. We will meet at your home to discuss your renovation goals. To take the next step to get a proposed design concept, a Design Contract would be signed with a deposit typically ranging from $1,500-$5000 depending on scope of the project.

Once the Design Contract is signed, we will return to laser measure the space, take pictures of the existing conditions, and take any additional notes needed to start designing. Our focus is to create a design within the budget that was agreed upon in the Design Contract.

Here comes the exciting part. Within as little as 2 weeks, we’ll have an in-person meeting to share your new design! At this appointment, we’ll review the concept in size and scope. You’ll see realistic 3D visuals of the space from different perspectives. We’ll send you home with hard copies as well as digital copies of the plans – including the existing space, a new dimensioned floor plan, and 2-4 renderings. At this time we’ll also go over a detailed estimate outlining the labor and materials needed to bring the vision to life.

After the Design Reveal, you’ll have the opportunity to sign for the project. This is the time to make any adjustments to the scope of work and design. A final contract reflecting any price adjustments is sent to be reviewed and signed. At the time of signing, we’ll require a downpayment to secure your project dates and move forward with Material Selection.

Before we can move forward with construction, we’ll finalize the design aspect of the project. You will work with a designer who will help guide you to select any necessary finishes such as tile, faucets, and cabinets. Once all selections are made, a LookBook is created to review and sign. This will also help us complete your construction documents so that we can ensure all the parts and pieces fit together.

After the permits are pulled, materials are chosen, and the construction documents are completed, we’ll perform a Pre-Project Walkthrough with any subcontractors for your project. JJB performs much of the trade work in-house, but for trades like plumbing and electrical, we walk the space with your plans in hand to make sure all the experts get eyes on the scope.

Your dedicated Project Manager and Lead Carpenter take over your project from here — our team performs a seamless handoff with construction documents, materials, and subcontractors in tow so that the project is as least disruptive as possible. At this point, we’ll provide you with a “Milestone Calendar” which will guide you through the stages of your project, with completion deadlines and a payment schedule. We complete your project as quickly and efficiently as possible – saving you time, money, and headaches.

Thank you for the consideration and opportunity to work with you on your home project!

Frequently Asked Questions

A Project Estimate provides our best approximation of your project’s cost, ensuring financial transparency before construction begins. Once we have a clear understanding of your project, we’ll deliver a detailed bid set outlining our process to perform the project, plans, reports, designs, and other key build aspects to successfully complete the project.

Transparency is Key

Our commitment to transparency means we keep you informed at every stage. By clearly outlining the project estimate and allowances, we ensure you understand the actual costs of your project, helping to avoid surprises.

Several factors can influence the final cost of your project. Here’s a closer look at some of the most common ones:

Change Orders
A Change Order involves any modifications to the project’s scope, specifications, or materials after the initial estimate is signed. Changes during construction can be costly, which is why we strive to finalize all design and mechanical features beforehand. Even “no-cost” change orders require your approval to proceed.

Discoveries
Unexpected issues, or “discoveries,” often arise once the project begins, particularly during demolition or excavation. These surprises usually surface within the first week when walls are opened up. If we uncover a code or safety issue, we’ll either remedy it or provide options for remediation. We aim to minimize surprises by providing detailed construction documents at the start.

Scope Creep
Scope Creep refers to the expansion of the project’s scope during construction. This often happens when homeowners or designers add new items mid-project. While it can lead to a more beautiful finished product, it typically increases both the cost and timeline.

Variable Material Costs
If a project is bank-funded or if we cannot order materials at the outset, prices might rise by the time we’re ready to purchase. This is another reason why it’s crucial to finalize all Lookbook Selections during the Design Process. [Explore Our Lookbook]

Site Restrictions or Access Limitations
Restricted access to the site can incur additional costs. We require unlimited access to the project area once construction begins. Only approved individuals are allowed on-site during this time. Unapproved contractors, visitors, and amateur clowns (yes, we’ve seen it all!) can cause delays and void warranties.

By understanding these factors, you can better anticipate and manage your project’s costs, ensuring a smoother and more predictable build process. Let’s work together to create something amazing!

Starting a renovation, addition, or new build involves upfront costs to determine crucial project aspects. Setting a “Preliminary Budget” is essential to keep costs on track. This budget, typically within a $10,000 range, serves as a guide for making selections throughout the project.

With numerous materials, methods, and designs available, a clear budget goal allows us to establish an appropriate Preliminary Budget and make the best recommendations for your specific needs, allocating the necessary resources to bring your vision to life.

This Preliminary Budget is crucial as we navigate various aspects of your project, such as:

  1. Placement of Structural Components: Should we remove that load-bearing wall, or can we reconfigure the kitchen more cost-effectively?
  2. Plumbing, Electrical, and Mechanical Plans: Are we adding a prep sink? Can we upgrade your outlets to include phone chargers?
  3. Material Choices: Should you go for quartz or granite countertops? Designer fixtures?
  4. Amenities: Heated floors and toe kick lighting are great, but if the budget allows only one, which will you choose?

Once your Preliminary Budget is set, our team of designers, project managers, architects, and engineers will prepare construction documents to minimize surprises during construction.

Typical Preliminary Budget Ranges:

  • Kitchens: $75,000 – $120,000
  • Bathrooms: $50,000 – $90,000
  • Lower Levels: $60,000 – $180,000
  • Decks: $10,000 – $75,000

Once the budget is established, we move on to the exciting part: the Design Concept!

A lookbook is your comprehensive guide to all the customizable building materials for your project.

Before we begin construction, you’ll review and approve your lookbook selections to:

  1. Ensure timely ordering of materials.
  2. Verify compatibility in both fit and design.
  3. Address all design and construction elements upfront, preventing costly changes later.
  4. Showcase our curated “Top Performers” – materials from trusted distributors known for their aesthetic appeal and proven performance.

By choosing materials provided by JJB, we can:

  • Keep costs competitive
  • Stand behind our products
  • Offer excellent warranties
  • Equip our team with the knowledge to install these products efficiently, minimizing hassles

Your personalized lookbook will feature items selected specifically for your project. If you’re not satisfied with the options, we also offer a Custom Design Selection service for an additional fee.

A Design Concept is a pre-construction tool that helps us stay on budget, align our vision, and identify any additional professionals needed for finalizing plans for permitting and construction. While factors like Architecture, Engineering, and Surveying can occasionally delay development, we aim to deliver initial views within days, not weeks.

Before diving into the specifics of electrical layouts, HVAC plans, elevations, architecture, and engineering, the first crucial step is approving a Design Concept. This ensures we’re on the right track as we reimagine your space.

Your Initial Consultation: Setting the Stage
During your Initial Consultation (Estimate Appointment), one to two of our team members will meet with you to discuss your “needs” (non-negotiables) and “wants” (upgrade preferences) for the project. With your budget in mind, we’ll cover key details such as the location of fixed items, site access, and your preferred timeline. Our estimators will take detailed measurements and numerous photos to understand your preferences and the existing conditions.

Timely Delivery of Your Concept
Depending on the project’s size, preparing your design concept will take between 2-4 weeks. Once complete, we’ll share the design with you, discussing more precise numbers and the next steps to bring your concept to life. You’ll receive several documents: the existing floorplan, new floorplan, and several 3D visuals to help you visualize your new space.

Keeping the Project Moving Forward
Our goal is to maintain momentum on your project and ensure you feel in control of the design and cost. After all, it’s your home – we want you to love your space.

From Concept to Commitment
Once you approve the Design Concept and fall in love with your new prints, we move to the next phase: Commit to the Build.
Let’s transform your vision into reality, ensuring every detail aligns with your dreams and expectations.

Our design concept pricing varies based on the scope of the project:

  • Deck Concepts: $500 – $1,000
  • Kitchen Concepts: $1,500 – $3,000
  • Bathroom Concepts: $1,500 – $3,000
  • Dormer Additions: $2,000 – $5,000
  • Lower Levels: $2,000 – $5,000
  • Entire Homes: $2,000 – $10,000

The timeline for your project depends on its size and complexity. For smaller projects, like a bathroom renovation, it could take a few weeks, while larger-scale remodels or additions might require several months. Once we understand the scope, we’ll provide a detailed timeline and keep you updated every step of the way to ensure transparency and efficiency. Let’s schedule a consultation to discuss your vision and set realistic expectations!

At JJB Home, we take responsibility for ensuring your property is clean and presentable after the project is complete. Our team will remove construction debris, sweep work areas, and leave the space ready for you to enjoy. If there are special clean-up requirements for your project, we’ll discuss those in advance to ensure your satisfaction. Your home will be in pristine condition when the work is done!

Seasonality plays a significant role in the types of projects we can undertake:

Spring/Summer: Ideal for exterior projects like roofing, stucco work, decks, patios, and landscaping due to favorable weather.
Fall: Great for weatherproofing tasks like tuckpointing, sealing, and insulation improvements before winter.
Winter: Best for interior projects such as kitchen and bathroom renovations, basement finishing, or interior painting, as they aren’t weather-dependent.
We plan projects to align with seasonal conditions, ensuring efficient and high-quality results year-round.

You don’t need to be present during work hours, but it’s helpful to be available for key updates or decisions. Our team ensures clear communication and can coordinate remotely as needed. If specific access arrangements are required, we’ll discuss them during planning to ensure a smooth workflow.

At JJB Home, we offer flexible financing options to make your project more affordable. This includes plans tailored to your budget, with payment schedules that allow you to spread costs over time. Our team can provide detailed information during your consultation and connect you with financing partners if needed. Let us know your preferences, and we’ll help you explore the best option for your project!
